Today we start with a new topic – analysis of the development projects, where we try to evaluate them according to world trends, compare to experience of other countries and to start the discussion. Our aim is not to promote or smear the real estate projects. We are not payed by developers nor competitors. Our aim is to make the public environment better. Let's begin!

Apartment houses at Ladva 1 and 3 got using permissions recently. The buildings are located in Jaamamõisa disctrict near Jaama street. There are similar buildings nearby. Let's start from the strong sides of the project.



The best side is – there is nice private yard behind the buildings and it is accessible stright from the flats at the first floor. The life is going on there, inhabitants feel, that this is their territory and look after it. This is very cool and not very often seen in our country.



Ladva 1 ja 3 yeards are still muddy and out of order. But they will be ok when the people will move in. The same happened to Ladva 3a and 5 houses, where inhabitants grow flowers, keep grills and armchairs and obviously spend a lot of time.



The inhabitants of the other side of the houses unfortunately see only the parking lot.



Garbage building, one tree, representing landscaping, endless parking – that's it, nothing else. Everything is covered with the same boring concrete stone. It is understood, that building normatives force to construct the parking places. But in the developed countries they are counstructed under ground or outside of the yeard, so people don't need to live at the parking lot. Even here it was possible to construct more pleasant public space while using different covering, combining parking, roads, landscape and other elements and spending the same money.



The quality of road works is mediate.



There is a playng field between the houses. The field is very simple – the most primitive slide, a swing and a bench. There are several of such playgrounds. It seems, that the only reason to build them was an opportunity to say to the customers – watch, you will get a playing field.



There are several new developments nearby. The better option would be to build one cool playing field together. The city government could help with organizing and money. One cool playing filed is always better than several primitive ones. Fortunately, there will be a new big playground in the Jaamamõisa soon.



One more problem with the project at Ladva street is, that all four buildings are absolutely the same. The developer could try a little bit more and made them in the same style, but still different. At the moment despite the modern and quality architecture they seem boring because of their similarity.

There is a nice yard between the houses, what inhabitants take as their own, where they spend time and look after.



Most of the parking places are under ground, but the ones, that are outside, don't disturb.
