We go further with the topic "analysis of a new development", where we evaluate real estate projects from public room perspective. Last time we checked the Uue Tammelinna project. Today's project is located at Kummeli street.
Projects – Uus Tammelinna and Kummeli – are very similar and very different at the same time.
Both are located far from the downtown, practically near the border of the city. Uus Tammelinna is located between Tammelinn and FI, Kummeli street is located at the end of Raadi-Kruusamäe.
Like in Uus Tammelinna, the houses at the Kummeli street are built by one project, and differ by number of floors. There are 3 to 6 floors.
Like in Uus Tammelinna, the houses contain only flats without any other functions.
But what is different between Kummeli and Uus Tammelinna? First of all, this is planning. In Uus Tammelinna the houses, green areas and parking are mixed, there are no private cozy yards. The houses at Kummeli street are placed around one big private yard, that is defended from the cars.
The parking is organized at the border of the district, outside the yard.
There is also parking in the garage.
There was a forest before, and the developer tried to save it as much as possible.
It is possible to go from the first floor flats straight to the yard.
Such planning makes the public space nice and secure. Inhabitants keep their furniture, barbecue and toys at the open terraces.
Even if your terrace is located in the middle of a parking lot, you can try to make this space more cozy.
There is a playground in the yard.
It is very simple.
Some landscape architecture – small hills, big stones, stairs etc.
So even such a simple playground looks nice.
There is a small bike parking lot.
The benches.
Road crossing is at the level of the pavement. This is a correct solution.
Pay attention, that the windows are made of wood.
Entrance to the building is at one level with pavement. It must be like that in all new apartment buildings. It makes access for bikes, wheelchairs and baby carriages easier.
There are several shops, kindergarden, bus stop etc nearby.
So it might be a reason for inhabitants to give up the car and to move on foot or to use public transportation.
Generally it might by said, that Kummeli district came out pretty well. The area is planned correctly and it is payed attention to the details. As a result there is public space, where is pleasant to spend time.
