We go further with the topic „analysis of a new development», where we evaluate real estate projects from public room perspective. We remind, that that the first object was a group of houses at Ladva street. Our today's hero is an apartment building at Roosi 49.



The house was built last year. It didn't win a title of the best new apartment building of the year, loosing it to the building at Kitsas street, but it still was mentioned.



The building is in modern style, but suits old wooden houses of Ülejõe pretty well.



The building is located directly at Roosi street. This street is the main choice for those, who would like to go on foot from downtown to the national museum. Roosi street was renovated a couple of years ago, and many solutions used there were pretty innovative for Tartu. The article about the street will appear at our portal soon.



A big plus of the house (also as with houses at Ladva street) is, that inhabitants of the first floor can access the yard directly from their flats. Such solution is a general European trend of the last years.



In this sense the apartments at the first floor seem to be the most attractive. From one side, you live in an apartment building. From another side, in fact you get your own yard, where you can grill, drink coffee in the mornings or grow trees, bushes or carrots.



It seems, that the developer left so much free space on purpose, so inhabitants could organize it according to their wishes. Let's hope, that they will do something cool there, not simply leave it empty.



There's a small playing field in the yard. It is very primitive functionally, but leaves positive impression, because it is in natural colors and made of natural materials.



Unfortunately parking takes the half of the territory.



But apartments of Roosi 49 are over the whole floor, so nobody will live with the view to the parking only. Also it's a good idea – the build the parking place separately from the are, where inhabitants can spend their time in the fresh air. There is an interesting passage between these two parts in the middle of the house.



There is a small park next to the house. It is surrounded with building, so many people don't know about it's existence.



Although the park is right next to the house, there is no passage there from the yard – the whole territory of Roosi 49 is surrounded with the fence.



It is understandable, that developer wanted to restrict access to the yard for the strangers. But it is not good from the public space perspective. It restricts people's moving there, where it absolutely not needed. For example, it is not possible anymore to get to the park from Roosi street. Inhabitants can't go the park directly from their yard as well. Let's hope, that the inhabitants will organize a passage themselves. This is much more interesting – lo live in a big world with some dangers, instead of living in a sterile secure fence.



In conclusion it can be said, that Roosi 49 is a pretty successful project from the public space perspective – generally it suits the neighborhood and is in the world trends. The only more or less serious minus is decision of the developer to fence the territory, so nobody, sure enough, could spend his time in the yard or go via it to the park. But this problem can be solved very easily.
